Chris Pose spends his time working on a variety of matters relating to real estate transactions. He represents clients in seeking matters which require approval from municipal building and zoning authorities. He also represents parties involved in real estate tax proceedings to local boards of review, the Iowa Property Assessment Appeal Board, and district court. Chris also represents utilities seeking to acquire rights of eminent domain following issuance of a franchise by the Iowa Utilities Board.

  • Developer’s counsel in acquisition and platting of numerous parcels of residential and commercial real estate.

  • Counsel for defending property owner in adverse possession and boundary line litigation.

  • Lender’s counsel for multi-million dollar financing for commercial projects.

  • Negotiated and prepared options to purchase residential, commercial and agricultural property.

  • Negotiated and prepared easements for utilities, including fiber optic cable, sanitary sewer, storm sewer, electricity and storm water, and petroleum products easements.

  • Prepared documents to establish condominium regimes for commercial and residential property pursuant to Iowa’s Horizontal Properties Act.

  • Negotiated and prepared leases for warehouses, office buildings, as well as research and laboratory facilities.

  • Obtained electric utility substation zoning approvals in and throughout Iowa.

  • Acquisition and sale of utility properties.

  • Development and financing of hotel projects.

  • Purchase and sale of hotels.

  • Property tax protests throughout Iowa.

  • Obtained significant reduction of property taxes for property consisting of retail, warehouse, office, storage, etc.

  • Represented clients before City Planning and Zoning Commissions, City Councils and Boards of Adjustment on numerous land use issues including rezoning, variances, and infraction matters.

  • Obtained numerous settlement and verdicts in trials and hearings before the Iowa District Court and the Property Assessment Appeal Board (PAAB) in property tax assessment appeals throughout the State of Iowa.

  • Represented clients in the economic development of real estate to include development agreements, tax increment financing (TIF) arrangements, tax abatement and property tax assessment appeal.

  • Former special counsel for the City Assessor and County Assessor.
